List essential rooms, storage, parking and outdoor space. Consider guests, a home office and future changes. A well-suited layout can matter more than a headline area figure.
Decide when you need to move and how flexible that date is. An established apartment and an off-the-plan purchase involve different inspection opportunities and timing questions.
At the inspection
Bring a short checklist so you assess each property consistently. Check the living room with your furniture in mind, bedroom access, natural light, storage and balcony usability.
Spend time listening as well as looking. Discuss privacy, ventilation and the location of lifts, shared areas and neighbouring properties. Ask what is included in the sale, including parking or storage rights.
The full purchase picture

For an off-the-plan apartment, compare the floorplan, inclusions and specifications carefully. Ask how changes, construction timing and settlement are handled in the contract. Have your advisers explain those terms before you sign.
